Updating settings and availability

Staying on top of your calendar and settings across multiple listings requires organization. Airbnb professional hosting tools help you update several listings at once.

The multi-calendar lets you view and manage availability for all your listings in one place. Offering a variety of booking options helps attract more guests. Listings open to stays of 28 nights or more as well as short stays earned an average of 45% more in 2022 than listings that accepted only short stays.*

Here are some settings that may help your listings appear in more search results. 

• Availability window: Open your calendar for up to 24 months and add an early-bird discount to build a strong base of future bookings. 
• Same-day booking: Allow guests to book the day of check-in and add a last-minute discount. Accommodate more travelers, like those who may be within driving distance.
• Minimum trip length: Decrease your minimum length of stay to help your listings appear in searches for shorter stays and fill gaps in your calendar. 
• Maximum trip length: Increase your maximum length of stay to 28 nights or more, qualifying your listings for searches of longer stays.
  

Longer stays remain popular on Airbnb. Reservations of 28 nights or more accounted for 18% of all nights booked in July, August, and September 2023.**

Instead of going into each listing individually, adjust your availability with bulk edits to these categories:

• Trip length
• Length-of-stay discount
• Cancellation policy

You can also adjust other aspects of your listings with bulk edits to these categories:

• Amenities
• Property type
• Fees and charges
• Location
• Check-in method
• Standard house rules
• Location details
  

To make bulk edits:

1. Make sure you’ve opted in to professional hosting tools, which are available on desktop only.

2. Go to your Listings and select all the listings you want to change.

3. Click Edit.

4. Make your changes, and click Save.
