Help your listing stand out in guests’ searches by adding great photos and popular amenities. These details help guests determine whether your space meets their needs.

Adding high-quality photos

Photos are one of the most important parts of your listing. Here’s how you can use them to capture guests’ attention and help attract more bookings.

  • Show your place at its best. Find the times of day when your rooms get the most natural light, pull back window coverings, and remove clutter.
  • Craft your composition. Aim for a mix of wide-angle and close-up shots, centering the subject in the frame. Shoot at eye level, without angling up or down.
  • Provide a photo tour. Take photos of every space guests can access. Airbnb’s AI-powered photo tour instantly organizes your photos by room to help guests understand the layout.

Adding every amenity you offer

When you set up your listing, you’re asked to select from a short list of popular amenities. After you publish your listing, be sure to add the rest of your amenities from the full list of nearly 150.

Many guests use filters to search for places that have the amenities and features they want. Completing your list of amenities helps your listing stand out in search results and sets guest expectations.

The top amenities that guests consistently search for on Airbnb include:

  • Wifi
  • A pool
  • A jacuzzi
  • A kitchen
  • TV or cable
  • Air conditioning
  • A washer and dryer
  • Free parking
  • Self check-in

Revisiting your listing title and description

Use your title and description to convey what makes your space special.

  • Keep the title short. For example, “Modern loft overlooking downtown” uses four simple, descriptive words. Capitalize only the first letter of the first word in your title, plus proper nouns. Avoid emojis, symbols, and all caps.
  • Focus on special features. You could highlight your location or a top amenity in your title, like “Cozy cabin with chef’s kitchen.”
  • Be conversational. Explain in your description what it’s like to stay at your place as if you were telling a friend. Share the details you love most.

Setting house rules

Airbnb has ground rules all guests must follow. They’re clear and concise: Guests must treat your home like their own and agree to your standard house rules when they book.

Your house rules help guests understand what you allow in your space. These rules must align with Airbnb’s terms of service and nondiscrimination policy.

Choose from Airbnb’s list of standard house rules in these areas:

  • Pets
  • Events
  • Smoking, vaping, and e-cigarettes
  • Quiet hours
  • Check-in and checkout times
  • Maximum number of guests
  • Commercial photography and filming

You can write additional rules in your listing settings if you have special instructions that aren’t included in the standard house rules.
